The Home Selling Process

    01. Initial Consultation and Strategy

What is the first step in selling a home?
We begin with a detailed consultation to understand your goals, timing, and property specifics.

    This includes:

Pricing strategy based on comparable sales

Timing the market for optimal exposure

Identifying opportunities to increase value before listing

This step sets the foundation for a successful sale.

    02. Preparation and Positioning

Preparation is key to maximizing your sale price.

    This may include:

    Staging and styling

    Minor updates or repairs

    Professional photography and marketing assets

Well-prepared homes tend to sell faster and for stronger prices.

    03. Listing via PreLaunch and Launch

What happens when your home goes on the market?
Once your home is ready, it is launched to:

COMPASS agents first as a Private Exclusive

Across the MLS to all agents on the Private Network

    Finally to all major platforms

(supported by a targeted marketing strategy.)

The first week on market is critical—this is when your property receives the highest level of attention from buyers.

    04. Showings and Offers

How long does it take to receive an offer?
Many homes receive offers within 3 to 45 days when priced correctly, though timelines vary based on demand and competition.

    During this phase:

Private showings and open houses take place

    Buyer interest is monitored

Offers are reviewed and negotiated strategically

    05. Under Contract

What happens after you accept an offer?
Once under contract, the transaction moves into its most critical stage.

    Key steps include:

    Attorney review (common in Illinois)

Home inspection and potential negotiations (typically within 5–10 days)

    Appraisal and buyer financing

This phase typically lasts 30 to 45 days.

    06. Final Walkthrough

    What is a final walkthrough?
Shortly before closing, the buyer completes a final walkthrough to confirm the home is in agreed-upon condition.

  • A black silhouette of a leafless tree with a bright full moon in the background, night sky with a few stars.

    07. Closing Day

    What happens at closing?
Final documents are signed, funds are transferred, and ownership officially changes hands.

At this point, your home is officially sold.
